

What is "Live From The Lawn"?
"Live From The Lawn" is an Internet broadcast of live real estate auctions spanning two or more weeks each month. Auction teams from Williams & Williams travel across the country to auction properties in nearly every state and the Auction Network broadcasts these auctions so that people anywhere in the world can watch, bid and win on a property. The broadcast begins with an educational pre-show that explains how to bid and describes the properties up for bid. Following the pre-show, audio from the auction will be broadcast on our website home page.
How do I find the properties up for bid?
In the weeks prior to the "Live From The Lawn" broadcast, catalogs for each day of sale are posted online. These catalogs list each property, show pictures and descriptions, and detail what time each individual property will sell. Catalogs can be found under the Upcoming Auctions link at the top of our home page.
How can I register to become a bidder?
Click on the orange "Register and Bid Now" button on the home page, which will take you to the Upcoming Auctions page. Locate the catalog that contains the property you wish to bid on and click on the green "Register to Bid" button. You will be prompted to either type in your already existing username and password or if you are a new bidder, click on the green "Join" button to register.
Do I have to bid live during the sale?
There are two ways to place a bid. You can log on to Auction Network to bid live at the time your property is up for bid. If you are not available to bid live, you can place an absentee bid. Once you are registered for an auction, locate the property you are interested in. You will see a blank area at the bottom of your screen that allows you to place a bid for the amount you are willing to pay, also known as an absentee bid. During the auction, a clerk will place that bid on your behalf.
How does the absentee bid work?
Make sure to place your maximum bid to help avoid being outbid. Our system automatically increases your bid increment until your maximum amount is reached or you become the high bidder for a lower amount.
How do I view the broadcast as it's going on?
When you go to Auction Network during a live broadcast, you will be immediately prompted to either "watch only" or "enable bidding." If you simply want to watch the sales live, you will want to click on the green "Watch Only" button. If you plan on bidding, whether you are registered or not, you will click on the orange "Enable Bidding" button.
What if I can't see the broadcast?
Safari users will need to download Flashplayer 10.0 to be able to view the live broadcast.
What is the bidding application?
The bidding application is the active bidding area on the right side of the home page. This bidding area is displayed when an auction is live, and it's also where you will place your bids during a live auction. It will keep you updated on the current bid, the asking price, and who the high bidder is. If the high bidder is an online viewer, the bidder's username will appear in the bidding application.
What are some tips to ensure successful online viewing and bidding?
Occasionally refresh your browser during the broadcast. This may keep your audio and video feed up to date, and will ensure that your bidding application is at the most current bid.
If you lose your video or audio feed during the live broadcast, continue to follow your bidding application. It will be continuously updated.
